My tied House told by Paul
Our house is around 150 years old, partly a small farmstead house, and partly converted joined outbuildings. Whilst we have only lived in it for a few years, its short comings have become only too apparent, with one downstairs room virtually unusable because of cold and damp problems, and the above two bedrooms being far from ideal. Also a conservatory that was an unhappy place to spend time, and a drive and parking area not doing anything to compliment the house; All I can say is WOW what a good choice getting Croft Building Solutions involved was. My house is transformed and the whole experience was excellent from start to finish. I am delighted and so are my family, we also have agreed plans for future improvements in due course.
Croft Says: We spent a lot of time with Paul and his family understanding how the current building was not delivering all that it could, plus also trying to look forward to understand what their future uses might include. We also brought a lot of ideas to the table and some defiantly caused eyes to light up. Our technical skills in combining systems to get over the damp and cold problems delivered excellent cost effective results. Also allowing for future adaptions worked really well, so that pipes and cables we brought through for a future Cinema room and ensuite. Croft was delighted to surpass expectations and improve this buildings performance now and in the future.
A Chip pan fire told by a Loss Assessor’s
Amazing what an unattended chip pan can do to a house, a lot of the bungalows internal fixtures and fitting were destroyed as was the roof in a very short time. Having located temporary accommodation for the tenant the clock was ticking to get the get the fire damaged bungalow up and running. This project was complicated by the adjoining properties utilities being routed through the fire damaged property. There was also a lot of water damage caused as the fire was extinguished. Croft immediately took charge of all the liaison work with the adjoining property owner and statutory undertakers the project progressed very smoothly, the tenant, property owner and landlord were all delighted with the competed project. It was a full turnkey, in fact upon Crofts advice the landlord took the opportunity to improve the under floor insulation and central heating at the same time. The project was also complicated because the tenant over years had carried out numerous improvements, which were not documented and which the tenant was unable to recall until the work had commenced. The project was completed on time and budget even though the water damage was much worse than first thought. Crofts ability to deal with 3 different clients (Landlord, tenant, and insurer) was exemplary and I will defiantly be using their services again.
Leaking Balcony walkways told by a Surveyor
The asphalt walkways had been patched on numerous occasions with more rock asphalt, but there was perpetrating damp/ water ingress in around 30 flats, plus leaks into shops below. I had initially spoken to asphalting companies who could all over a rip up and relay, or another round of patching but I wondered if 4o years on there were more alternatives. Having spoken to Croft, they were able to offer alternatives straight way, but what really impressed me was the comparison matrix they provided which looked at the pros and cons of each solution, rated them out of 10 across 9 different categories including: cost, time, longevity, logistics, environmental, health and safety, maintenance, impact on building users, aesthetics’, other risks. These ratings where then tabulated with a weighting given to health and safety to arrive at a value rating. The conclusion was surprising, but leaving the old failed asphalt in place and overlaying it with a proprietary system was defiantly the right way to go. Dealing with Croft Building Solutions was like a breath of fresh air, they really wanted to give me the best solution for my needs, and not just sell me a service which suited them. A really big thumbs up!
Croft says: We are passionate about using our skill, knowledge and experience to benefit our clients. The cold liquid membrane Kemperol is a world leader in these systems, and being that we are approved installers and could offer a 20 year guarantee knowing that it would most probably last twice that. In this instant not only did the Kemperol offer a far better value, its initial costs were also slightly cheaper than the alternatives, once we had assured our client about the product it was a real win-win solution.
Jean’s story
I had to have some work carried out to my roof and rain water pipes. The men from Croft came when they said they would were really polite, told what was going on, and after 3 days all the work was done well, the garden was left clean and tidy, and they even asked me to check everything was OK before they left. I am really impressed, and have told my daughter about them, who is going to be having some building work done.
A Farmers Story
An agricultural barns ridge had failed due to wind damage and was letting in water and birds. The job had difficult access, and whilst the insurer’s said they would cover it they need two quotes. Croft came along and understood the problem and why it had failed straight away, if fact they were the only builders who did. After Croft had spoken to the insurer it was agreed that they could get on with it without an alternative price, as they had been very fair and could demonstrate accurately how the price was build up. A good job, well done.
A property manager’s story
Having been tasked with estate improvements in an inner city area which had previously had a rather unfavourable reputation for anti-social and anti-contractor relations we needed to find the right company to create a new parking and landscaped areas as the existing was on a down trend which needs to be arrested. The budget was very tight and I was delighted by Crofts approach to value engineering my proposals to get the contract within budget. Not only did Croft work hard to reduce costs, they also added value by suggesting a couple of adjustments which whilst being inexpensive should ensure that the new landscaped areas are not abused and damaged for future tenants. The overall impression is very positive and the estate improvements will really help lift the environment not only for the residents but also neighbours and people driving past. I really like using Croft the only surprises I get are good ones.
Croft says: We always relish projects when we can add value to the project. When we had spent some time looking at traffic, pedestrian and cycle patterns, along with talking to residents.
A Care Home Managers Story
When the time came to extend and remodel the existing home we were all excited and nervous, because this was a live environment and the alterations to the existing building were huge including the laundry, kitchen, office, car park, 10 of the bedrooms etc. etc. The project was planned to take over a year because of its staged nature. Now all the works are complete the difference is unbelievable, you would not even recognise it as the same place. We actually enjoyed the process, as did our residents, Croft spent lots of time explaining and leasing not just over the main parts of the project, but also the day to day, hour by hour nature of the whole building process. We are all very proud of the work that we do, and doing it in an inspirational environment makes a huge difference to the wellbeing of not only our residents but also our staff. A few months later we were awarded an Excellence in Building “Community Project – Winner”
Croft says: This project was a mission, but very satisfying, and to know how well it has been received is incredibly satisfying. Our expertise at creating interior features was really brought out, with some interesting use of British Gypsum systems, along with feature brick work. We were also able to offer a cost/benefit analysis of extra insulation-under floor heating- tied to a ground source heat pump, which was taken up and proved highly economical and reliable in use. To share an award at the end of the project was a great way to complete this. We have subsequently carried many smaller projects, and offer a 24hour Maintenance call out service also.
